Notes to Sellers-
For my subscribers out there that have property on the island that are interested in selling but have been holding off, now may be the time to consider listing to start getting your property ‘out there’ in front of thousands that are shopping.. The recent uptick and pending sales in escrow for this year shows the market is very much moving forward.
It still is a Buyers market, no doubt, but we are far more active then we were last year at this time. If you have already checked with a REALTOR professional, who has noted that you still may be ‘upside down’ in regard to what you paid versus what the market will sell for, (meaning you probably purchased in the year ’05, ‘06’, ’07 or ’08), you may want to wait a bit more until the market completes it’s turnaround. This would also hold true, waiting, for those who own Luxury homes in the market for those is pretty poor, (unless you are Buyer then it is great).
Most who purchased previous to those years, or built previous to those years, now may be the time to start thinking about selling, so if you do list the property it can be marketed previous to our next ‘high’ season when we have the most visitors on the island..
If you are not sure where you are and wish us to do a CMA (Certified Market Analysis) for you ask your favorite island REALTOR to do that for you. The above relates far more to a condo or a home than it does for vacant land, which is still very flat. That said the prices on vacant property are really great and in many instances are selling at 1999 to 2000 price points and building a home starts at $90/sf (less if you know what you are doing and can help act as a General Contractor). You can invest now at very low prices and build when you are ready to retire. Secure your location now when prices are down.

It seems real estate in many places in the U.S. (and here on the island), has turned the corner and people are once again buying. Buying at the bottom of the market is a good thing. I have a friend/REALTOR in Aspen, CO. who told me just yesterday that he is busier than he has been in five years. According to the stats real estate in Miami the selling prices went up there 11% in just the last month! (June). Get in while the getting is good.
