Thanks to everyone who purchased my daughter’s book, When More is Not Enough: How to Stop Giving Your Kids What They Want and Give Them What They Need after reading about it in September’s newsletter. Her sales have gone well, and she is currently holding the #1 spot in one of her categories on Amazon. Thank you!
Now on to why you subscribe, real estate.
Why Buy Real Estate?
People who contemplate buying real estate have varied goals in mind. Some people want a small piece of land to purchase now so when retirement happens, they already have a little piece of paradise, and they can start building their dream home in the Caribbean. This is a great plan because at this time, land prices are very low and investments like land do not go anywhere. Others wish to buy a condo or home for vacation, retirement, or to use as rental property. Still other people make a large move and relocate, start a business, or decide to take advantage of very generous IRS offers to U.S. citizens.
Real Estate Buying vs. Real Estate Investing
Real estate is a different animal when it comes to investing. Most people invest in stocks, bonds, and mutual funds for their own security. There is certainly nothing wrong with this type of investing, though it is something people look at often and worry about constantly. The deep swings in values can be an emotional rollercoaster, which feels very unnerving.
Real estate investing is an investment not only in future wealth but in future generational wealth. This type of wealth is as secure as it gets because land and buildings will not go anywhere. They will always be there for you and your heirs.
Real estate investing is different than buying a piece of real estate. Statistically, the average real estate investor buys an average of once every two years. The average person buys once every seven years. Real estate investors search out properties that create cash flow, pay expenses, and in the end, show capital appreciation.
For the first time in over a decade, the real estate market has created a unique opportunity for those interested in investing. The bursting of the real estate bubble created an ideal environment for real estate investors through appreciation and cash flow.

Advantages of Island Life
There are many advantages both financially and lifestyle wise to island living. In our world, the temperature swings are only between 20° to 30° all year-round. This is very different than the swings of between 70° to 100° many people in parts of North America experience. Plus, not having snow, cold, and all that goes with it (like shoveling!) is also a pleasant thing.
If you love to ski, you can visit Colorado for a week without having to live in blustery weather for several months a year. Plus, island living means your feet are forever bi-colored because you are living life in sandals.
In addition, island living clears your mind and cleanses your body. Its temperature minimizes and sometimes even removes pains of arthritis and age that people often experience. Plus, the serenity and the peace of mind of island life and being surrounded by the Caribbean Sea is a wonderful thing.
Life is so much more enjoyable in sandals
Tired of Politics?
Living on a mainly English speaking Caribbean island, in a Spanish speaking country, is like living on an island, within an island. The politics and corruption of the rest of the world is always there, but only if you wish to engage it.
Benjamin Franklin, one of the most astute and beloved of America’s Founding Fathers, observed, “Where liberty dwells, there is my country.”
Now for the new listings and great deals of the month:
This first listing is a steal. The condo unit cannot be built for the dollars per square foot as the asking price. Plus, that does not include the quality furniture in the condo. The asking price is $150,000 in a complex where the average selling price for a condo is $208,414 U.S. At a normal rental income, minus expenses including a management fee, (this will differ based on who you choose to manage your unit), you would net 6% return. Thus buying at over $58K less than the average asking price of all the units no for sale there. (real estate – generational wealth), investing.

Usually in these type newsletter we have readers that ‘hover’ out. These at not the average buyer but more of the ‘developer’ type that has large dollars waiting for that perfect hotel, development or business opportunity.
Each market area, pretty much every where, has large parcels of land or hotels/resorts that would like to sell but really do not want to make it ‘public’ so to speak. They do not want to have possible customers know that they are selling in fear of reservations falling off, in the case of a hotel sale, or they are just very private people and may not want neighbor or others to be aware of it.
I have put together a list of those type properties that I am wiling to share upon request. These properties are in the $1 million to $10 million price range. If you are one of those ‘investor/developer’ types and wish additional information on these types of property please reply and I will communicate with you directly instead of to all.
For those who have not visited lately you may wish to check out my ‘Island News’ link. Since our last newsletter I have send out various articles about Cultural differences, about some things to do, the announcement of a new cruises ship port, U.S. mail delivery to the island, permit fishing and Utila.
