Roatan-Utila Newsletter – I hope those of you who are in the U.S. and Canada had a very Happy Thanksgiving, enjoyed a great meal, and spent time with loved ones. Christmas is not too far away, and therefore, I decided that instead of doing an end of the month wrap-up as I normally do, I would get a newsletter out to you between the holidays so as not to bother you during this busy season.

At RE/MAX, we are finishing the year with the best volume we have had in 10 years (previous to the real estate bubble worldwide). Residential properties such as homes and condos have sales, which are

up almost 9%, and that’s without December. This year the median price of residential properties had a 7.8% increase. There is becoming a lack of inventory on homes, which explains a lot of the building that is going on here in the Bay Islands. Year-to-date there has been a 17+% increase in sales on vacant land with a 7.1% increase in median prices. This may seem like a lot, but when the real estate bubble happened over ten years ago, vacant land went down as much as 72%. Vacant land still has considerable way to go to reach those levels, but there are many home sites, which have very reasonable prices including choices starting at $17,000 (U.S.).

In real estate, location is everything. You will not find a beach lot for $17,000, but you can find white sand waterfront property for as little as $89,000. As someone who has lived on the island for 18 years, I can honestly say bargains abound in this category.

At RE/MAX Bay Islands, we are preparing for a busy 2018. In our business that means we are working diligently on improving our websites and organizing marketing. It will not be long before many of you who favor the first quarter will get out of the cold and snow and choose to visit.

The local real estate association normally publishes a magazine, but this year they have decided to hold-off. I felt the magazine was important enough for me to put our 14 Agents together and create a magazine of our own. I just put the finishing touches on the magazine and tomorrow it goes to the printer. When I get the new magazine, I will scan a copy and send it out.

An Update On David Campbell

Update from previous Roatan-Utila-Newsletter – Some of you may remember me telling you about a little boy I know named David Campbell who is struggling with Leukemia. His grandfather, Tom Campbell was a longtime resident here on the island, and Tom unexpectedly had to raise his daughter’s son. Soon after, Tom was diagnosed with cancer, had surgery, and is still not 100% out of the woods. That said, Tom is always upbeat, and David only has one more year of cancer treatment. Recently, David was chosen to go on a promotional tour for St. Jude’s and even helped open the stock market. Below is a video clip. Both David and Tom are on the show.

When I arrived on the island in 1999, one of the local real estate companies had a great Office Manager by the name of Cheri Devine.
